How to get clients for a cleaning business (without ad spend)

Lead generation advice for cleaners is mostly recycled. This is the ranked version, based on what actually produces booked recurring clients in residential cleaning.

1. Google Business Profile (free, fastest)

Your profile is the highest-intent channel you own. Complete every field, add fifteen or more real photos of finished work, list your service areas honestly, and post weekly. Reviews are the ranking lever: ask for one by text within two hours of finishing a clean, while the house still looks perfect.

2. Local Services Ads (paid, high intent)

Google Guaranteed badging puts you above the map pack. It is pay-per-lead rather than pay-per-click, which is efficient — but it only works if you answer. LSA penalizes unanswered calls, and you are still charged for leads you never convert.

3. Referral loops from existing clients

A two-sided credit ($25 to them, $25 to the new client) converts better than any discount you run publicly, because the trust transfer is already done. Ask at the third clean, not the first.

4. Realtors and property managers

Move-out cleans are your highest-ticket, most repeatable B2B relationship. One property manager with forty doors is worth more than fifty Facebook leads. Bring a one-page rate sheet, not a pitch.

5. Neighborhood groups and Nextdoor

Be genuinely useful before you sell. Answer cleaning questions for a month, and the recommendations start arriving unprompted when someone asks for a cleaner.

6–9. The rest, briefly

These work but are slower or lower yield.

  • Door hangers in one tight neighborhood you already service (route density beats reach)
  • Airbnb and short-term-rental host groups for turnover contracts
  • A simple website with your service areas and starting price ranges spelled out
  • Partnering with adjacent trades — carpet, window, pressure washing — for reciprocal referrals

The leak that ruins all nine

Every channel above ends the same way: the phone rings. If that call goes to voicemail, you paid for a lead and handed it to a competitor. Before spending another dollar on lead generation, make sure the calls you already get are being answered live, qualified, and logged.

That is the cheapest growth available to most cleaning companies — it costs less than the ads you are already running.
